What is the true value of your house? Your home is so much more than bricks and mortar and land. I specialise in finding the right buyer for my clients properties, and in this rising market I'm finding that the right buyer will often pay $30,000-$50,000 more than everyone else. It's currently really tough to find affordable housing in Townsville and I only purchased my family home in September 2023.

The funny thing is… I would have happily paid $40,000 more for my house. I'm a single mum and as somebody who has worked to support myself and my daughter over the last 10 years, I know that every dollar counts. What drives me absolutely crazy is seeing houses in Townsville sold for tens of thousands of dollars less than their actual value. If you ask me to appraise your house, I'll make sure no money is left on your kitchen table when you move out. Let me give you a couple of concrete examples, 26 Bligh Street in Kirwan was appraised by other agents at $370,000. I sold this 1970’s Kirwan high-set in less than a week for $455,000 finding my vendor $85,000. 61 Conway Street was appraised by other agents at $470,000 and I sold it for $515,000. You won't see much about these two on the internet, because like 30% of the houses I list - these sold off market. In less than 30 days I came across the perfect buyer for both of these properties and saved my seller thousands. Of course, Cutting Edge Property is famous for its marketing. I'm so privileged to have learned video marketing from Rob Levy and the houses that I bring to market get similarly good results. If I don't know the right buyer, I hate selling properties under their full potential. A great example is 16 Constance Drive in Kelso.

I honestly thought that $349,000 was a cheeky price for this Kelso low-set home. But with 22,000 views of the video we found our sellers $66,000 more and sold for $415,000, three days after the property was launched.
